What Do You Offer

Shopping for real estate isn't something you should take lightly. Whether you're looking at buying Vancouver or Ajax real estate you're going to be faced with plenty of tough decisions that will affect your future living situation. One of those decisions that you'll have to make is deciding upon a first offer. During the home buying process you'll be looking at a lot of Vancouver or Aurora townhomes for sale as you search for that one property you know must be yours. Eventually that day will come and you'll fall in love with a property you must own and once you do you're going to have a hard decision to make in regards to your initial offer.

Sure, every Vancouver or downtown Toronto condos have listing prices attached to them but that doesn't mean that's the final price. There's always room for negotiations in the world of real estate and it's going to be up to you and your Vancouver or Richmond Hill realtors to figure out what your first offer should be. What do you offer is a question you'll be asking yourself and quite possibly struggle with until you submit your first offer.

If you decide that you can get the home of your dreams for less than the asking price you're going to have to ask yourself for how much less can you get it? You don't want to make an offer so low that it insults the seller and they cut off all negotiations with you. That would be the worst possible scenario. You also don't want to make an offer that's too high that you can't afford because if it's accepted you're on the hook for that sum. The key is to find something in the middle. You want to make an offer for that dream home that is something you can afford and the seller will either accept or close enough that they will come back with a counter-offer.

You also want to avoid getting yourself into a bidding war because in that situation not only are you trying to get the seller's attention with an attractive bid but you're also competing with another interested buyer that might cause you to come up with an offer you don't have the funds to back up. That would then cause you to either back away and lose your dream home or apply for a larger Vancouver or Mississauga mortgage than you had initially hoped for.

Use all the resources you have at your dispersal such as real estate sales figures that will give you a true idea of the home's value that you can use to come up with the perfect home offer. Good luck with the bidding!
